Proposed Rezonings

Zoning decisions shape what gets built in our neighborhood, whether a vacant lot becomes townhomes, a commercial corner becomes a mixed-use building, or a historic structure gets preserved. These changes affect parking, traffic, building height, neighborhood character, and property values. BRUN’s role is to make sure neighbors have a voice before the City Council votes.

BRUN regularly receives official notices for proposed zoning changes from the City and County of Denver. The Zoning and Planning (ZAP) Committee is a volunteer advisory committee of BRUN that reviews proposed rezonings, development applications, and Good Neighbor Agreements. ZAP meets monthly and makes recommendations to the full BRUN Board, which may then submit formal letters to the city or take positions at public hearings.

What is Rezoning?

Rezoning is a public process culminating in a decision by the Denver City Council that changes the rules for land use and types of buildings permitted on a given property. Because the process amends the city’s official zoning map, it’s also referred to as a “map amendment.” Zoning changes can happen to individual properties, neighborhoods, districts, or even the entire city.

Note: This list reflects rezoning applications that have come to BRUN’s attention and are currently under ZAP review. It is not a comprehensive list of all active Denver rezoning applications. To search all active applications, visit Denver’s CPD website.

  • Northeast Corner of Lowell Blvd and 44th Ave
    • The owner of the properties on the northeast corner of 44th Ave and Lowell Blvd is proposing to develop townhomes around the historic two-story commercial and residential structure.
    • The owner will present his concept to the ZAP Committee on Mar 11, 2026 at 6:30 p.m. The Zoom meeting is open to the public – the meeting link is available on the BRUN website calendar for Mar 11.
